15th International Real Estate Conference REAL ESTATE 2016
November 10, 2016 Estonian Art Museum, Tallinn

Is There a BOOM Approaching?

You are invited to partake in the 15th international real estate conference, titled “Real Estate 2016”, on November 10, 2016, organised by the Estonian Association of Real Estate Management and Maintenance (EKHHL), the Estonian Association of Appraisers (EKHÜ), the Association of Real Estate Companies of Estonia (EKFL) and the Estonian Chamber of Realtors (EKMK).

  • Toimumisaeg: 10.11.2016
  • Asukoht: Estonian Art Museum (Kumu), Tallinn

Welcome

Dear Real Estate Enthusiast,

For fourteen consecutive years real estate associations have organised the biggest and oldest real estate conference in the Baltic States with the aim of uniting all companies, organisations and people in the real estate sector to offer new visions, and share experience and information. This year, our jubilee year, we would like to offer you the best programme, many interesting performers, current and exciting topics and mediate useful contacts with the aim of providing added value to your daily activities.

It is good to acknowledge that 2016 is shaping out to be an even more successful year for the real estate sector than last year. The cranes are on site and active construction and development are underway in the residential as well as the commercial real estate sectors. Business real estate development and construction are also gaining momentum. More realty firms have been created and the existing ones are actively looking for new brokers. Appraisers and administrators also have their hands full. The volumes of the banks’ loan portfolios are on the rise, interest rates are low and investors’ interest in the region has increased. Transaction numbers are breaking records.

The percentage of new apartments in the Tallinn apartment market has risen tremendously. In 2014 14% of apartment sales were made up of new developments, but in 2015 it jumped to 22% and this year the proportion of new housing makes up more than a quarter of all apartment sales in Tallinn. The predominance of new housing is even more impressive because the sales volumes of the whole market are constantly on the rise, which is why there was an 80% increase in the sales of new apartments in 2015 than the year before and it is possible to predict a further 30% increase from the quickly emerged base this year.

Despite the quick growth, the capital’s development market has extremely lively competition and no company in the market has managed to achieve a dominant role. Ten of Tallinn’s major real estate developers are able to cover only 50% of the total market volume – the rest is left to companies with individual projects. It keeps the margins low, risks under control and prices at a reasonable level for buyers.

It seems that everyone is doing well and everyone is happy. Inevitably it raises the question: “Is there a boom approaching?” In order to correctly interpret all the signs, this year’s conference will thoroughly analyse the current state and the near future developments of the commercial, residential and business real estate as well as the construction, investment and financial sectors.

We hope to see your active participation and meaningful discussions. We are convinced that the experience gained and connections made at this conference help you be more successful in your everyday work.

The Real Estate Guru 2016 will be announced at the conference and real estate associations will hand out awards of the year. See you soon!

Yours sincerely,
